Woodbury Real Estate Update: Dec. 18, 2012
After back to back weeks of showing decline we experience a bump in activity as well as a great pending list of 17 homes last week. So many say it's not a good time to sell a home during the holidays. I disagree, and while it may be inconvenient when does a home feel more "Homey" than during the holidays.
Think about it... you can show the buyers the best place for a Christmas tree, or how festive your neighbors may be allowing a prospective buyer to feel a sense of community. A lot of times the buyer are coming from condo or town home associations where exterior decorations may be banned so they may have a little more to be excited by with your holiday decor.
Last but certainly not least, relocation buyers. There was an election recently and with that complete corporations are making their plans for the next few years and they need to be in the job by January 1st. These are the kind of buyers ready to make a decision quickly. With that your showings may be down slightly in December but I guarantee you their are more qualified and certainly more motivated than some of the looky-loos that may wander through your home in the spring.
The stats for the Woodbury Real Estate Market in the previous week:
• New listings rebound slightly with 25 homes hitting the market
• Pending properties slide 5%, now 106 homes under contract
• Overall inventory is down with 250 homes for sale
When adjusted for seasonality and compared to 2011 for the month of November 2012:
• Median Sales Price is up 8.3% to $240,000
• Days on Market is down 28% to 106 days on market
• Percent of original list price received went up to 94.9%
• Months supply of inventory is down 58% to 3.8 months
