How to submit a winning bid despite multiple home offers

Interested in buying a home? Perhaps you have already reviewed the various steps in buying a house. Maybe you are secure in your needs and preferences: what you are willing to spend, which neighborhood you'd like to live in, size, and number of rooms.

You've narrowed down your list, hired a real estate professional and you're ready to start making appointments for open houses. What you may not know is the possibility that other buyers may bid on the same house that you want. Competing home offers compromise your chances for the house you want - unless you take heed of the following pointers.

  1. Sell your own house first
  2. Review reports, and make the highest offer with few contingencies
  3. Get a lender's pre-approval letter (at Marketplace Home Mortgage we have the ability to have your file Underwritten in 5 days after receiving income documents.  This will make your bid the most desirable because there is no question what the Underwriter will require and eliminates the question if it will Close.
  4. Give a generous down payment and earnest money deposit
  5. Create a personal connection
