Active Listings Remain Low in Woodbury

Active listings remain low in Woodbury and what continues to amaze me is the number of multiple offers and how quite a few homes are now selling at or above asking price!

When you take out the homes that remain active, yet they are under contract subject to inspection or bank approval you loose another 88 units! This makes ONLY 195 homes for sale in Woodbury.

The weekly stats for Woodbury homes sales in the week ending August 26, 2012: 

• New listings remain low with only 27 new homes hitting the market

• Pending properties ease 1% with 187 homes under contract

• Overall inventory increases by 2 with only 283 homes for sale

When adjusted for seasonality and compared to 2011 for the month of July 2012: 

• Median Sales Price was the same at $229,000

• Days on Market is down 17% to 118 days on market

• Percent of original list price received went up to 94%

• Months supply of inventory is down 52.1% to 4.4 months
