Are Woodbury Home Sales on the Rise?

If you live in Woodbury and want to own a home that was $400,000 in 2005 for $325,000 and for the cost of your $250,000 home give me a call!

Woodbury Patch editor Kris Janisch recently asked about the number of homes selling in comparison to the weather.

While April showed an increase over April 2011 it's not quite a trend.... yet. There is a seasonality to the real estate industry and even some micro trends I see on a weekly, yes weekly, basis.

The chart below show the number of closed homes each month back to January of 2010. I think the spin on "distressed" homes with regard to short sales and foreclosures is of interest as well. Remember the homes closed in April were likely written or "sold" in February so this data will drag out another 60 days... we'll see what it looks like in July!

So in a nut shell, they are down over last year but increasing in a way that can be expected when adjusted for seasonality. I know the $250,000 and under bracket is in need of homes right now so if you live in Woodbury and want to own a home that was $400,000 in 2005 for $325,000 and for the cost of your $250,000 home give me a call!
