Demand for starter homes in Woodbury remains strong as builders begin to raise prices.

I have worked with several home builders in the last 2 weeks and they are seeing record sales for this spring. Along with low inventory and my post last week about lower lot inventory we could be seeing the market recover soon!

Please do me a favor and don't expect the double digit appreciations we saw in early 2000's... it was not healthy growth and as we found with the real estate market crash is not sustainable. 3 to 4% growth, however, is sustainable and is about what we saw in the 7 county metro in the 30 years preceding the year 2000.

The weekly stats in Woodbury for the week ending May 5th 2012: 

• New Listings surge with 38 new homes for sale

• Pending sales holds the line with 138 homes under contract

• Overall Inventory remains about the same with 307 homes for sale

April month end numbers will be available next Monday! 

Compared to 2011 for the month of March 2012: 

• Median Sales Price is down 9% to $216,950

• Days on Market is down 3% to 134 Days On Market

• Percent of Original List Price Received remained the same at 92.8%

• Months Supply of Inventory is down 25% to 5.2 months
