I had to see where we are at today with some of the lowest inventory levels since 2004 and that did not change much as 30.8% of Active homes on the Multiple Listing Service are distressed in nature.

It's a question I often receive from potential home buyers flirting with the idea of getting into the market.

I've usually quoted some of the statewide statistics and tried to dig deeper into their motivation but a recent article by another blogger motivated me to find out EXACTLY how many Woodbury homes are distressed sales.

Generally speaking, the monthly totals for 2011 range from 1/4 to 1/2. The higher percentages showing up when traditional sellers shy away from selling due to weather and other seasonality related issues. The next step was to take a look at how we size up with neighboring communities on an annual basis and that data appears to be in Woodbury's favor. 

 I also had to see where we are at today with some of the lowest inventory levels since 2004 and that did not change much as 30.8% of Active homes on the Multiple Listing Service are distressed in nature. One factor did catch my eye and of the 81 short sales 45 units are currently A,c and that's usually Active with an offer pending 3rd party (Bank/Lender) approval.
