Huge Dip for New Listings in Woodbury as Inventory Continues to Dwindle

There may be some more depreciation in other parts of the United States, however, in my opinion the midwest is in a good place for now.

I had a great discussion with Don Place last week at the monthly lunchen that was held at Oak Marsh Golf Club.

He asked some pretty direct questions about housing inventory and the future of our local real estate market. I was delighted to learn he has been tracking lot inventory for quite some time.

It appears there is a bubble coming in available lots. In my opinion it was a good choice by to for just over $60,000 a lot when most builders are pushing the $75,000 price for the low end. It's becoming apparent that good things are happening, and remember real estate is local.

There may be some more depreciation in other parts of the United States, however, in my opinion the midwest is in a good place for now.

These are some of the key statistics and trends I track on a weekly/daily basis. Now I must admit, there is no way of predicting the future and we all aspire to be the one who holds the crystal ball of real estate information. And of course the disclaimer your financial adviser always shares, "Past performance is no guarantee of future results."

The weekly stats in Woodbury for the week ending April 28th 2012: 

• New Listings dropped 50% with only 18 new homes for sale

• Pending eased by 4% with 133 homes under contract

• Overall Inventory fell 5% with 308 homes for sale

Compared to 2011 for the month of March 2012: 

• Median Sales Price is down 9% to $216,950

• Days on Market is down 3% to 134 Days On Market

• Percent of Original List Price Received remained the same at 92.8%

• Months Supply of Inventory is down 25% to 5.2 months
