I Cannot Tell a Lie, the Woodbury Real Estate Market is Improving!

The Woodbury Median Sale Price jumped from $182,000 in February 2012 to $254,950 in June 2012... Is your home really worth $73,000 more in just 4 months?

With net gain of 10 more units to the market last week, Woodbury home sales continue to remain strong in the heat of the summer.

We continue to see showing activity wane and gain with the typical seasonal trents but inventory remains low and values are going up quite steadily.

I find it quite interesting to see the  indicate that 46 percent of respondents say the market as "Poor"? It depends on what side of the deal you are on right?

I need to make a confession... I have not been telling the whole truth regarding the Woodbury real estate market. The number quoted below regarding the monthly trends are not what is really happening with our local home sales. They are derived from a complicated algorithm using the 12-month trend and adjusted for seasonality. If you were to pull the actual numbers that frequently it would be a confusing looking graph much like this:

As you can see the Woodbury Median Sale Price jumped from $182,000 in February 2012 to $254,950 in June 2012... Is your home really worth $73,000 more in just 4 months? I don't think so, remember a February closing was written in December and the low inventory and strong sales could not be predicted at this point. I look forward to seeing what we have in July!

The weekly stats for Woodbury homes sales in the week ending July 7, 2012: 

• New listings hold steady with 29 new homes for sale

• Pending properties ease to 135 homes under contract

• Overall inventory stays below the 2012 avg with 332 homes for sale

When adjusted for seasonality and compared to 2011 for the month of June 2012: 

• Median Sales Price was the same at $229,900

• Days on Market is down 12.2% to 123 days on market

• Percent of original list price received went up to 93.8%

• Months supply of inventory is down 51.1% to 4.5 months
