The starter home price range is in need of some great new listings as homes in that price range are typically selling in a couple of weeks.

Options for Woodbury home buyers decrease and the great showing traffic continues. The small snow storm last week and with the biggest storm yet this year looming buyers did not take a break.

Pending sales increased to 98 units and show no sign of stopping just yet. Great news for an election year when the economy and real estate market typically take a break from any major action. The starter home price range is in need of some great new listings as homes in that price range are typically selling in a couple of weeks. The parade of homes begins this weekend so hold on, March could take this market to the next level!

These are some of the key statistics and trends I track on a weekly/daily basis. Now I must admit, there is no way of predicting the future and we all aspire to be the one who holds the crystal ball of real estate information. The weekly stats in Woodbury for the week ending Feb. 18, 2012: 

• New Listings increased slightly with 25 new homes for sale

• Pending Sales up 10% with 98 homes under contract

• Overall Inventory dropped slightly to 326 homes for sale

When compared to 2011 for the month of January 2012: 

• Median Sales Price has decreased 11.1% to $219,700

• Days on Market has increased 5.1% to 137 Days On Market

• Percent of Original List Price Received is down slightly to 92.6%

• Months Supply of Inventory has decreased 8.8% to 5.7 months
