Some Interesting Trends are Beginning to Emerge...

In the Woodbury Real Estate Update for Aug. 6, 2012, some interesting trends are beginning to emerge from the data.

For the first time this year we had less showings the last 2 weeks of a month than the first 2... temperature maybe. It will be interesting to see how this plays out in August.

At the same time inventory drops over 8% and pending home sales soar to 163 units... the highest we have seen in over 6 years!

I realized there is a lot going on out there... you have the economy, and the job market, the election, the war, etc. but one thing is for sure. Twin Cities Real Estate is VERY affordable and Woodbury is a growing community... just look at the builders #'s this spring. We are in a good place and I ask you to challenge me on this.

The weekly stats for Woodbury homes sales in the week ending August 5, 2012:

• New listings slow with only 25 new listings to hit the market

• Pending properties jump 14% to 163 homes under contract

• Overall inventory decreases to 313 homes for sale

When adjusted for seasonality and compared to 2011 for the month of July 2012:

• Median Sales Price was the same at $229,000

• Days on Market is down 17% to 118 days on market

• Percent of original list price received went up to 94%

• Months supply of inventory is down 52.1% to 4.4 months
