St. Paul Area Association of Realtors Releases May Data for Woodbury Home Sales

The Saint Paul Area Association of Realtors recently released the May data for Woodbury home sales, and what do you know, prices on the rise.
I don't want to say "I told ya so," but I kinda did! For those of you who read my blog here know where this story is going because it is all just supply and demand and logic... you can't argue with the facts.
One chart show the median sale price up to $235,000 and inventory down 39.3% from May of 2012... great signs of our market continuing to rebound. And did you see 's good new on the FHA cost going down for mortgage insurance... rates locking around 3.5% on a 30 yr fixed. This will only add fuel to the fire in my opinion.

What I find very interesting is how inventory is reported. We peaked at 748 homes for sale in Woodbury on June 18, 2007 and now have a reported 313 homes for sale, with almost 50 of them being short sale under contract and waiting for bank/3rd party approval... an actual inventory of around 260. It's no wonder I'm selling most listings in days... not weeks and seeing multiple bids!
