You fill in the blank, it happens ALL the time! And I know it's hard to believe that the bar stools in your basement or the chandelier over your master bath tub have any relevance to a half-million dollar transaction... but they do.

The main reason for this is the simple fact that unless you are a street-hardened investor (there are very few of these) who owns over 100 homes (believe me they are out there) buying a home for personal use is an emotional process.

You can not win over a buyer's pocket book until you have their hearts—and this is why home staging is so important. But we'll leave that for another day. 

It's also been said, and studied quite extensively, but the female makes the final decision in purchasing up to 90 percent of the time. That's right guys, who's really the boss?

This is why any reputable remodeling magazine will show that your money is best spent in upgrading kitchens and baths after carpet and paint.

So sellers, do yourself a favor and if that item belonged to your great-grandma and is intended to stay in the family FOREVER, please move it as far away from the home before showings so it's not even a question.

And PLEASE, let go of the fact that you payed $200 for the bar stools at IKEA, because they would never garner $10 at a garage sale and won't go with your new home anyways...
