Woodbury Home Buyers to the Rescue, Showings Skyrocket Last Week of January

An average of over 2 showings last week per listing (the highest in years) and yet another decrease in overall inventory by 2% continue to add optimism to my projections for 2012!

I was concerned last week as showings were down—but blame it on the weather!

An average of over two showings last week per listing (the highest in years) and yet another decrease in overall inventory by 2% continue to add optimism to my projections for 2012! Hold on tight, we could be in for a turn around if this action continues.

These are some of the key statistics and trends I track on a weekly/daily basis. Now I must admit, there is no way of predicting the future and we all aspire to be the one who holds the crystal ball of real estate information. And of course the disclaimer your financial adviser always shares, "Past performance is no guarantee of future results."

The weekly stats in Woodbury for the week ending January 28, 2012: 

• New Listings decreased 66% with only 24 new listings

• Pending Sales increased 3% with 73 homes under contract

• Overall Inventory decreased 2% to 332 homes for sale 

When compared to the start of 2011 for the month end of December: 

• Median Sales Price has decreased 10.9% to $219,700

• Days on Market has decreased 3.7% to 135

• Percent of Original List Price Received increased 0.6% to 92.4%

• Months Supply of Inventory has decreased 6.9% to 5.8 months
