Woodbury Inventory Begins Spring Climb; Will Buyers Match It?

The Woodbury, MN, inventory begins the spring climb but will buyers match it? Week 3 of the new year posted a slight climb in inventory and a sharp decrease in pending homes.

The latter is a number I was more surprised to see but don't be alarmed, it may just be a bump in the long road ahead to recovery. I expect things to be back in track in future weeks with pending home sales as the spring market typically kicks off after Super Bowl Sunday and the Spring Parade of Home is in March.

These are some of the key statistics and trends I track on a weekly/daily basis. Now I must admit, there is no way of predicting the future and we all aspire to be the one who holds the crystal ball of real estate information. And of course the disclaimer your financial adviser always shares, "Past performance is no guarantee of future results."

The weekly stats in Woodbury for the week ending January 1st 2012: 

• New Listings decreased 66% with only 24 new listings

• Pending Sales decreased 18% with 71 homes under contract

• Overall Inventory increased 5% to 336 homes for sale 

When compared to the start of 2011 for the month end of December: 

• Median Sales Price has decreased 10.9% to $219,700

• Days on Market has decreased 3.7% to 135

• Percent of Original List Price Received increased 0.6% to 92.4%

• Months Supply of Inventory has decreased 6.9% to 5.8 months
