Woodbury Real Estate Update for February 18, 2013

I always take a deep breath when I hear someone quote numbers and look for their source, then I dig deeper into the way the information was gained before jumping to any conclusions.

Stats are great, but where do the numbers come from...

I was listening to a local talk radio show last week on my way to the office and was disappointed to hear a national "Real Estate Expert" spouting opinions of our local market using figures he obtained from a large real estate website known for inaccuracies and out dated listing information.

I always take a deep breath when I hear someone quote numbers and look for their source, then I dig deeper into the way the information was gained before jumping to any conclusions.

This is of particular importance when it comes to what most would consider their largest asset it's important you get sound advice from someone who studies the data on a regular basis. Someone who has been tracking Woodbury Real Estate data on a weekly basis for almost 7 years.... give me a call.

The stats for the Woodbury Real Estate Market in the previous week:

• New listings continue to gain with 25 homes hitting the market

• Pending properties up another 5% with 128 homes now pending with no contingencies

• Overall inventory is up 2% with 251 homes for sale, 56 have accepted offers!

When adjusted for seasonality and compared to 2012 for the month of January 2013: 

• Median Sales Price is up 8.5% to $240,500

• Days on Market is down to 98 days on market

• Percent of original list price received went up to 95.2%

• Months supply of inventory is down 58.3% to 3.6 months
