Woodbury Real Estate Update for March 18, 2013

They report on a national level and I could have told you this on a local level just one year ago. This is because I track data and numbers some real estate agents don't even know exist or how to explain what the figures mean.

Let's take for example the showings per listing figure. 4 or 5 years ago we saw about 1/2 a showing per week per listing, and it peaked at 1.0 in the height of the spring market. One year ago we started at 1 and spent the majority of the year between 1.5 and 2.0. Of course inventory dropped through the spring last year... not something we typically see. It's happening again now, what will you do?

The stats for the Woodbury Real Estate Market in the previous week:

• New listings are strong with 47 homes hitting the market

• Pending properties increase another 5% with 155 homes

• Overall inventory is steady with 265 homes for sale, over 60 have accepted offers!

When adjusted for seasonality and compared to 2012 for the month of February 2013: 

• Median Sales Price is up 8.6% to $242,000

• Days on Market is down to 95 days on market

• Percent of original list price received went up to 95.4%

• Months supply of inventory in Woodbury is down to 3.5 months *SELLERS MARKET*
