Woodbury Real Estate Update: Oct. 22, 2012

We continue to see good signs for the housing markets and no major moves...if inventory remains low we could have another rock solid spring market!

I like what I saw last week, after 22 homes reduced prices we had the pendings bounce up 69% and overall inventor stabilized just above the 290 mark!

We continue to see good signs for the housing markets and no major moves. This was somewhat expected with the upcoming election and if inventory remains low we could have another rock solid spring market!

The stats for Woodbury homes sales in the previous week:

• New listings remain steady with 32 homes hitting the market

• Pending properties remain strong with 137 homes under contract

• Overall remains up a little with 294 homes for sale

When adjusted for seasonality and compared to 2011 for the month of September 2012: 

• Median Sales Price was the same at $235,000

• Days on Market is down 25% to 109 days on market

• Percent of original list price received went up to 94.5%

• Months supply of inventory is down 57% to 4.1 months
