Woodbury Real Estate Update September 24th, 2012

Overall market activity remains relatively unchanged for the previous week. This can be expected for the 3rd week of a month as most sales occur in the first two weeks and most closings will happen in the last week of a month.

New listings continue to replace the homes sold and inventory remains stable, I expect our post Halloween market to shrink inventory as well as sales as homeowners and families gear up for the holiday season. Post election and into December major corporations will begin their relocations and this could bring about and interesting December.

The stats for Woodbury homes sales in the previous week:

• New listings replenish sales with 35 homes hitting the market

• Pending properties remain strong with 131 homes under contract

• Overall remians relatively unchanged with 282 homes for sale

When adjusted for seasonality and compared to 2011 for the month of August 2012: 

• Median Sales Price was the same at $229,000

• Days on Market is down 25% to 111 days on market

• Percent of original list price received went up to 94.3%

• Months supply of inventory is down 57.1% to 4.2 months
