Woodbury Real Estate Round Up for August 5th, 2013

A couple days late, was in Door County to celebrate my grandma's wonderful life of 95 years on Monday. Being with family always puts some perspective back in your life and why you get up each day. I hope you all take an extra minute to hug your kids or spouse today! :) 

Homes are a-sellin' and inventory began the fall decline. With July's numbers showing an increase in new listings over last year we are continuing to book many more sales keeping prices on the rise. Watch for list to sale prices to wane into the fall and sales to slow as we enter fall markets but don't be discouraged if you find a need to move. Plenty of buyers are out there an of course... we would be happy to help!

The stats for the Woodbury Real Estate Market in the previous week

• New listings in Woodbury continue with 43 homes hitting the market

• Pending properties add 27 sales, we now have 198 pending homes

• Overall slips to 329 homes for sale... 76 have offers already!

When adjusted for seasonality and compared to 2012 for the month of June 2013:

• Median Sales Price is up 10.5% to $256,000

• Days on Market is down to 79 days on market

• Percent of original list price received went up to 96.9%

• Months supply of inventory in Woodbury is down to 3 months *NOTE : SELLERS MARKET*
