Market Watch - Average Sale Price

Here is a graph showing the difference in Sales Price for all the West Metro Patches. The criteria that I set was for a previously owned traditional single family homes that sold over a year.

Some important factors to keep in mind when looking at the graph:

There are no foreclosures or short sales. Only traditional sellers are included, so the average sale price is higher. Cities that have a higher number of short sales and foreclosures are now closer in comparison with cities that don't have as many foreclosures or short sales. 

New construction is not included. This lowers the average sale price for cities that are high in new development. 

They all are set for Single Family Homes, making cities that also cater to townhouses and condos have a higher sales price. The average sales price for Townhouses and condos are typically less giving that the average square footage compared to a single family home. 

This graph however doesn't show you the number of sales per month.

This graph evens the field across the cities, giving you an accurate average sales price for single family previously owned homes by a traditional seller.
